About the Mortgage Calculator

A mortgage is a long-term loan secured against a property, typically repaid over 15 to 30 years. The monthly payment on a repayment mortgage uses the same amortisation formula as other loans and depends on the amount borrowed, the monthly interest rate and the number of payments. In the early years most of each payment is interest.

The term has a dramatic effect on cost. Because interest is charged on the outstanding balance for much longer, a 30-year mortgage costs far more in total interest than a 15-year one, even though the monthly payment is lower. A larger deposit reduces the amount borrowed and may qualify you for a lower rate.

This calculator estimates the principal and interest part of your payment. Real housing costs often include property tax, insurance, service charges and maintenance, so budget for those separately and confirm figures with your lender.

Worked example

A 300,000 loan at 6.5% over 30 years has a monthly payment of about 1,896.20 and total interest of roughly 382,600. Over 15 years the payment is about 2,613.32 a month but interest is only around 170,400, a saving of more than 210,000.

Tips for best results

  • Compare total interest across several terms and rates, not just the monthly figure.
  • Rerun the calculation with a rate slightly higher than your offer to see how sensitive your budget is.
